About:
University Village is a four-profit entity operating under DataCation Development Group. Although the original thought for University Village was to resemble a traditional campus, it has been redesigned to be constructed as either a traditional campus setting or interwoven into the fabric of the city or town in which it is located.
University Village is designed to provide a community with educational facilities and corporate tenants that will work symbiotically for the overall success of the community and corporate partners. Each campus will provide similar opportunities and facilities; each city or town may have additional facilities based on the needs or industries in each location.

University Village Purpose:
The focus of University Village’s residential community is to provide the overwhelming majority of apartments as affordable/below market rate housing. University Village is designed to be a community where newly graduated college students, young families starting out and people just entering the workforce can live in a growing, vibrant setting. This philosophy is designed to keep the next generation of young people in the community and put an end to the “brain drain” dilemma, as well as providing opportunities to a vastly underserved population. DataCation Development Group wants to be a catalyst to work to change the negative economic conditions, high unemployment, access to only low wage jobs, high crime and the breakdown of the family structure that continues in communities throughout the country.

DataCation Development Group will be actively engaged in underserved communities, contributing to the development of low-income housing as components of University Village when requested by the local stakeholders.
The Vision:
Using the University Village Campus concept as the foundation for the Community Innovation District, the DataCation Development Group envisions what people will see as they enter the campus. They will see restaurants and retail stores with three to four story apartment buildings above them. They will walk along tree-lined streets and have easy access to open green spaces, with people sitting on blankets with their friends and families, walking dogs and riding bicycles. There will be multiple apartments and commercial buildings as they move through the campus; buildings will contain residences for senior citizens, veterans, and college students; who will be studying applied science, engineering, nursing, computer sciences and the biosciences at the college, graduate, and advanced levels.

Moving further through the campus, one will see bioscience and research facilities being used by local universities, large biotech and research firms, hospitals, and healthcare networks, as well as start-up companies. Looking further through the campus they would come upon the corporate headquarters of a major biotechnology/life sciences firm and a second headquarters for a major Fortune 1000 company.
Mixed in with these corporate headquarters, research facilities, residences, and retail locations will be a DataCation data center and educational building, as well as a facility for start-up firms and space devoted to incubators for both high tech and biotech. Interwoven throughout the University Village Campus will be green space, parks, and community playgrounds.

The Concept:
University Village was created to develop a “smart city” community where one could work, live, and play all within walking distance, but also a community where every corporation, research firm, hospital, and data center/education piece would collaborate with each other symbiotically. The strength and sustainability of the campus rely on all the pieces working together as one to benefit all involved. The entire site will be supported by a brand-new fiber optic network.

University Village is intended to be a more pedestrian friendly environment, with as little motor vehicle traffic as possible. We will research new connections to mass transit and parking will be available but minimized to encourage walkability and the use of bicycles. This will allow for the maximum amount of green space and a long-term sustainable campus. All aspects of a “smart city” plan – energy efficiency, attention to natural resources, green building design, clean mobility, and sensitive land use – will be mandated to ensure the campus is a model of how good design can improve the lives of those who work, live, and play there.

DataCation Development Group will research the use of micro-grid technology, geo-thermal systems as well as LED lighting, water capturing innovations and the introduction of other innovative technologies to find the right mix for an energy efficient campus.

The Goal:
DataCation, in collaboration with its partners, will develop a comprehensive diversity inclusion plan for the design and construction phase through post construction phase of the proposed University Village Campus. The plan is designed to provide equal opportunity for traditionally disadvantaged groups. We also intend to engage a workforce that reflects the local region.
While achieving diverse and inclusive participation of certified minority, women, and disabled owned businesses, DataCation intends to be more far reaching by also including Veteran Business Owners, small business owners, local business owners, disabled, and disadvantaged business owners.

DataCation and its partners already maintain a comprehensive list of certified minorities, women, and disabled owned business. We continue to identify potential minority designated vendors and develop lasting relationships. We will also continue to identify and engage potential post construction partners. We will have outreach programs and host subcontractor opportunity events. We also will reach out to the local Office of Economic Opportunity supporting minority, women, and disabled-owned businesses.
The Evaluation:
The initial concept DataCation Development Group envisioned for the University Village Campus was a defined campus where technology and biotechnology could develop organically, supported by medium to large corporations. As this organic growth became more substantial, it would, in turn, foster the growth of these corporations. The University Village Campus aims to create new career opportunities in industries that individuals may not have previously considered or had the chance to explore outside of the Community. As DataCation Development Group continues to speak with potential communities the traditional campus setting will be expanded to include developing facilities that may be woven through the community, but all components would still work symbiotically.

​DataCation Education facilities will enable this initiative to thrive within the University Village Campus, as well as extend to regions where technological and biotechnological opportunities have not previously been explored. The Community will facilitate the expansion of technical education beyond the University Village Campus to surrounding neighborhoods and further afield. The Community Innovation District presents a substantial opportunity to significantly impact residents and advance employment opportunities. We are confident that DataCation Development Group’s University Village Campus will serve as the foundation for the next phase of employment opportunities.

University Village will be located within all fifty states in a spoke and wheel model. University Village will designate locations as “HUB” facilities, containing a larger campus that includes a more traditional University Village footprint. Each state would consist of at least one “HUB” with each state potentially having two or more “HUB’s” depending on the size of each state.

The remaining locations throughout each state would consist of satellite campuses that may contain DataCation Education, workforce development facilities, a data center, and then each additional asset would depend on the needs or request of the communities where they would be established. This HUB and Satellite structure would be the “Spoke and Wheel” concept. DataCation will also collaborate with the Native American community to develop University Village within tribal communities as part of the University Village network.
